Understanding the First Home Owner Grant in Victoria: What you need to know before June 30

22nd April 2025

If you're a first-time homebuyer in Victoria, it's important to be aware of a significant government initiative that could support your journey into homeownership: the First Home Owner Grant (FHOG). With changes expected after June 30, 2025, now is a good time to understand how the grant works, who it applies to, and how you can prepare.

What is the First Home Owner Grant?

The FHOG is a Victorian Government program that provides a $10,000 grant to eligible first-home buyers who are purchasing or building a new home. The goal is to help more people enter the property market by making it slightly more affordable.

To qualify, your property must meet the following criteria:

  • The purchase price must be $750,000 or less
  • The contract must be signed on or after 1 July 2013
  • The property must be brand new and never previously lived in

This includes a variety of property types such as houses, townhomes, and apartments, provided the property is no more than five years old.

Who is not eligible?

There are a few key eligibility exclusions to keep in mind. You may not qualify if:

  • You or your partner have previously received the FHOG
  • You or your partner owned property in Australia before 1 July 2000
  • You or your partner have lived in a property owned by either of you for more than six months since 1 July 2000

These criteria apply even if your partner isn’t listed on the current application.

Why timing matters.

Government grants and housing incentives can change without much notice. While the FHOG is currently available, it’s set to be reviewed or possibly changed after June 30, 2025. That means the grant may be reduced, removed, or replaced by a different scheme altogether. If you're considering entering the property market, it may be worth assessing your eligibility sooner rather than later.

Next steps.

If you’re not sure whether you're eligible, or if you'd like support navigating the application process, there are experts available who can help you understand your options. Reaching out to a trusted consultant or mortgage advisor can provide clarity and ensure you're making informed decisions based on your personal circumstances.

Understanding how it works —and whether it applies to you — is a great step in planning your future.
